20 Piazza

Introduction

20 Piazza is a large duplex apartment set over 2 floors plus a mezzanine level.  Piazza a highly regarded complex situated on the renowned Porthmeor surfing beach, with private beach access underneath the apartments.

Piazza is accessed from Back Road West, number 20 is on the third floor walking up 47 steps. On reaching the apartment, you will be greeted by unrivalled sea views across the entirety of Porthmeor beach and beyond.

We aim to meet the needs of all of our guests. However, due to the situation of the apartment this may make access difficult for guests with limited mobility and the apartment is considered unsuitable for wheelchair users.

The apartment opens up into the modern kitchen leading to an open plan lounge and dining area, the lounge leads onto the balcony overlooking Porthmeor beach.

From the lounge area there are 13 carpeted stairs leading up to the mezzanine area with laminate floor and large rug. This area offers a double sofa bed, flat screen tv with dvd player. There is a second balcony from the mezzanine with roof top views of St Ives.

The bedrooms are located on the lower floor accessed from the dining area are down 15 carpeted stairs. There is a master king size bedroom with spectacular views of Porthmeor beach, with a modern en suite shower room. There is also a large twin room with single beds, and a contemporary family bathroom.

Wifi is provided free of charge.

Pre-arrival

• Should you require a Tesco food delivery or for a satellite navigation system, the postcode is TR26 1NQ
• 20 Piazza is situated on Back Road West and easily accessed by car.
• 20 Piazza is located on Porthmeor beach which is accessed by a gate exclusively for use by Piazza guests situated underneath the apartments.
• The main centre of St Ives is located 400 metres away.
• The nearest shop is located 20 metres away.
• The nearest supermarket (Tesco) is located 1 mile away.
• The bus and train stations are located ½ a mile away, plenty of taxi’s are available from both stations.
• The apartment has an electric central heating and hot water system. Guests are able to control the timing of this using the device in the kitchen.  Electric fuse board is located in the cupboard in the twin bedroom.
• The duvets and pillows are man-made with quality bed linen and towels.
• All beds have mattress and pillow protectors.
• The apartment is strictly non-smoking.
• There are smoke detectors and a fire procedure in place.
• Sorry no pets.

Arrival and car parking facilities

• There are keys are located in a key safe outside the apartment, full details and the safe code are provided prior to your holiday.
• Please be advised that arrival time is strictly 4pm onwards. Check out is strictly 9am on the day of departure.
• There is no parking with this property. You can pull into the front area to unload – then drive off to find parking.
• Rubbish hoppers are also situated on the ground floor near the parking area.
• On arrival there will be a welcome hamper including Cornish provisions, tea bags, milk and fresh flowers.  However, we recommend that you shop at Tesco, Carbis Bay on your way into St Ives, or arrange an online delivery for after 4pm on the day of your arrival.
• We have a comprehensive information folder and a manual with appliance instructions.

Kitchen and Living area

• The kitchen flooring is slate tiles leading to laminate flooring in the dining and lounge area. With a rug in the living area.
• The kitchen has an electric hob and oven under, full size dishwasher, under counter fridge with ice box, microwave, washing machine, tumble dryer, plenty of crockery, cutlery and glasses for 4 guests, tea towels, oven glove, cleaning products, enough bin liners, dishwasher tablets etc to get you started.  The sink, hob and worktop height is 90cm.  The kitchen/dining room are adequately lit.
• There is Nespresso pod type coffee machine.
• There is a dining table seating 4 adults.
• The lounge has a corner sofa and an easy chair, comfortably seating up to 4 adults. There is a flat screen TV with Freeview. DVD and sound bar.
• Wifi (access details are contained in the apartment manual).

Balconies

• The front balcony leading from the lounge measures 365cm by 170cm with safety glass frontage measuring 90cm.
• The rear balcony leading from the mezzanine measures 380cm by 250cm, with obscured glass screen height 90cm.
• The balcony has been fitted with safety glass. As with balconies generally, young children should not be allowed on the balcony without adult supervision.

Bedrooms and bathrooms

• Carpeted stairway down to laminated hallway and bedrooms.
• The master suite has a king size bed with fabulous sea views from the large window. There are two bedside lamps and dimmable spot lights, TV with Freeview, two wardrobes with cupboards above, chest of drawers and hairdryer.
• The ensuite shower room has an enclosed shower unit with rain shower. There is a light sensor and heated towel rail.
• The twin room has two full size single beds, bedside table and lamp with wardrobe space and a chest of drawers, hairdryer.
• The duvets and pillows are man-made fibres
• The family bathroom is off the hallway and has a full size bath with a rain shower over the bath. There is a light sensor and heated towel rail.

Mezzanine (Upper) Floor

• This floor has a small sofa, TV, desk, Balcony, DVD’s and books for guests use
